Built homes, quiet buyers
Many smaller developers reach completion with homes still unsold and no marketing behind them. Traffic has slowed, registrants have gone quiet, and realtors have moved on to the next launch.
Every month those homes sit, you pay to carry them. The fix is rarely a bigger ad budget. It's finding where buyers are dropping off and giving them a reason to come back in.
Example: a 60-home completed project. 22 homes unsold at $5,200 per home, per month in carrying costs is $114,400 every month. The biggest leak in the example: registrations to appointments.
Real people in the door, not clicks that don't convert.
Completed Inventory Sell-Through
A 90-day program to relaunch homes that are built and waiting, run with your marketing director and sales team. Pricing is custom, discussed on your review call.
1. Inventory review
Weeks 1 to 2. Your Click to Close Scorecard: traffic, registrations, appointments and contracts, the cost of each unsold home, and what buyers are hearing at every step.
2. Relaunch
Weeks 3 to 6. A fresh story for the homes, realtor content sessions on site, shared promotions and an event that brings buyers and agents back through the door.
3. Sell-through
Weeks 7 to 13. Every lead followed up, weekly numbers for your owner, and the next step adjusted to what the data shows.
Beyond real estate
Professional services
The same Click to Close approach works for professionals who sell trust. I've built marketing strategy for mortgage brokers, insurance brokers and financial coaches: clear offers, simple booking paths and follow-up that turns referrals into clients.
How I work with your team
Director, owner and broker
Your marketing director. A senior partner who has sat in the same chair. I bring the plan and the extra hands; you keep the relationships.
Your developer or owner. Weekly numbers in plain language: what moved, what it cost and what happens next.
Your managing broker. A realtor program agents want to bring clients to, with content and promotion they can share.
Every month they sit, you pay for them.
An inventory review is a focused call about your project: what's unsold, where buyers are dropping off, and what a relaunch would look like. You leave with a clear next step.
